Terms of Use

1. What Mr. Boarding is

Mr. Boarding is a platform that lets operators list boarding houses, rooms, and beds, and lets seekers search and enquire about them. We are not a party to any tenancy agreement between an operator and an occupant — we provide the platform that connects them.

2. Operator responsibilities

• Provide accurate identification and contact details at registration. Publishing listings is not available until registration — including identity verification — is complete.
• Publish accurate, truthful listings and keep availability, pricing, and photos up to date.
• Only upload photos an operator has the right to use, and never upload photos of identity documents or personal information belonging to someone other than the operator.
• Enter occupant information (NIC, contact details, guardian details) only with the occupant's knowledge, and keep it accurate.
• Not attempt to create duplicate listings for the same property, or exceed the daily draft limits and other guardrails set by the platform to prevent abuse.

3. Seeker responsibilities

• Provide accurate contact details when enquiring about a listing.
• Use enquiry, favourites, and comparison features for genuine interest in finding accommodation, not to spam operators.

4. Content moderation

Listing photos are automatically screened before a listing is approved, and may be escalated to manual review if the automated check is uncertain. Mr. Boarding may reject, unpublish, or request changes to any listing that violates these terms, is inaccurate, or contains inappropriate content, and may suspend an account for repeated violations or attempts to bypass these controls (for example, duplicate listings or spamming drafts).

5. No liability for tenancy outcomes

Mr. Boarding does not inspect properties, verify room availability in person, or guarantee the accuracy of any listing. Any agreement to rent a room is directly between the operator and the occupant, and Mr. Boarding is not responsible for disputes, damages, or losses arising from it. Seekers are encouraged to view a room in person and confirm details directly with the operator before committing.

6. Account suspension and termination

We may suspend or close an account that violates these terms, provides false identification, or misuses the platform. Users can request closure of their own account and deletion of their data at any time (see the Privacy Policy).

7. Changes to these terms

We may update these terms as the platform evolves. Continued use of the platform after a material change constitutes acceptance of the updated terms.
